Famco Crown Repair: The Chester Owner’s Guide

Here’s the compatibility gotcha most homeowners run into: the Famco crown’s anchor pattern changed about 2015, so a crown plate bought for a 2012 install will not line up with the flue tile spacing on a 2018 Famco system without re-drilling. If you don’t know your exact series, take a photo of the stamp on the underside of the crown or the side of the base plate before you call around. A measurement across the flue tile, edge to edge, tells us most of what we need to know. When it comes to OEM versus a quality aftermarket replacement, we’ve been satisfied with OEM Famco crown plates for most jobs. Signs Your Famco Crown Repair Is Failing

• Water staining on the ceiling near the chimney chase. This is the one that gets most calls. The crown’s job is to shed water away from the flue. Once it cracks, water follows the mortar line down and shows up inside the house, usually a brown ring near the flue penetration.
• Visible cracks wider than a dime in the crown surface. Hairline cracks are normal as the crown ages and the concrete expands. A crack you can see from the ground, or fit a coin into, means the freeze-thaw cycle has split the crown through. In Chester, that happens faster on the north side of the chimney where ice lingers longest.
• Spalled concrete or exposed aggregate on the crown surface. When the top layer of the crown flakes off and you can see the pea gravel inside, the crown is shedding mass every season. That gets worse quickly because the rougher surface holds more water, which freezes and pops more concrete loose.
• Chunks of mortar or crown material in the firebox after a storm. This is the clearest sign but the one people ignore. Your chimney delivers debris to the firebox when water is pushing pieces loose up top. Don’t mistake it for normal ash.
• A rust-colored stain running down the exterior brick below the crown. That stain is the water that made it through the crown and is now leaching iron or minerals out of the masonry. By the time it’s visible on the brick, the crown has been compromised for at least a full winter.

Here’s the straight answer: a homeowner can spot the early signs, but crown replacement is not a weekend job. The work is at the top of the chimney, which means ladder work at height, and the crown itself has to be poured with the right overhang and slope or you’ve replaced one problem with the same problem. We’ve had Chester folks do this themselves with patching compound. If you have a true hairline crack and no interior water, a proper crown sealant can buy you a year or two.
